Our Transition-to-Core and Build-to-Core Strategies focus on robust remodelling and reinvigorating real estate with underlying strengths and good fundamentals, where we can unlock additional value through focused asset (& development) management. Our strategy focuses on logistics, residential, Next-Gen AA+ offices and increasingly Lab offices in European metropolitan and hub cities with Core-EXIT agenda upon implementing creative transformation.
Our Value-Add strategy targets properties that have in-place cash flow but seek to increase that cash flow over time by making improvements to or repositioning the property. This could include making physical improvements to the asset that will allow it to command higher rents, increasing efforts to lease vacant space at the property to quality tenants, or improving the management of the property and thereby increasing customer satisfaction or lowering operating expenses where possible. There are also certain dedicated high-Value-Add part of strategy which allow us to re-purpose or reengineer the respective assets after certain strong- and secure-income periods.
Logistics & Industrial
The industrial and logistics market is gaining market share against other asset classes through the ongoing structural shift from retail to warehouse. The firm focuses on excellent quality assets and schemes located at established distribution hubs with good road network as well as urban peripheries, in selected geographies offering optimal risk/ return profiles. Additionally, Cold Storage is considered as preferred Logistics sub- sectors.
Living
Our residential (primarily private renting) and alternative living business focuses on well- located assets across UK, Germany, France and other selective cities Western Europe and the Nordics. We are expertise in scalable schemes followed with replicable and robust value creation process to transform and de-risk investments efficiently. We have emphasis on undermanaged/undermaintenance living assets with many tenants as well as mid- to late stage development schemes; plus variety of early-secured attractive equity funding options. Senior Housing and Assisting Living are examples of alternative living we see potential.
Offices & Lab Offices
Our office investments seek to anchor well-located CBD office assets with very good fundamentals, but which will highly benefit near- to medium-term capex program of varied scale in achieving high ESG credentials and low to zero carbon mission. Such coupled with Next-GEN AA+ design and digital transformation will unlock asset potential and thus accelerate capital growth by targeting prime rent profile and quality tenants. We target good architecture, scale, floor plate and ceiling height in the best, most established office areas in London, Frankfurt, Munich, Milan, Paris.
